Before you buy property, get the strategy straight.

Start before the contract

The earlier you review the questions, the more time you have to obtain relevant advice. You do not need a selected property to begin. Your current position, objectives and proposed ownership can provide the starting point.

If there is already a contract or deadline, disclose it immediately. A review is not a substitute for urgent legal advice.

Four questions to resolve

  • Who is buying? Identify the intended owner and the reasons behind that choice.
  • What will it cost to hold? Examine cash commitments rather than relying on advertised rental return.
  • What depends on finance? Separate tax assumptions from the broker’s assessment and lender approval.
  • What needs to happen before commitment? Identify documents, professional input and unanswered questions.

Bring the assumptions—not just the listing

A useful review may need:

  • The listing or proposed transaction.
  • Intended ownership details.
  • Purchase and holding-cost estimates.
  • Current properties and commitments.
  • Loan information and progress with finance.
  • Relevant deadlines and advice already received.

The aim is not paperwork for its own sake. It is understanding the decision accurately.
